What is a home measurement or floorplan service?

Home measurement services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, a certified appraiser measures the property with a measuring tool — either a tape or laser measuring device. As they walk the property, they mark the layout of the rooms and other features, like closets, patios, and pantries. They might make a rough sketch of the property. Then, the appraiser creates a report and a more detailed floorplan showing the total square footage and the overall layout of the home. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services necessary?

Disputing real estate taxes

Tax records frequently reflect inaccurate square footage because the values can come from various sources, and sometimes go unproven — meaning you may be taxed for more square footage than you own! Unless a certified appraiser has recently executed an evaluation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Putting a property up for sale

A measuring service will secure fair market value for your property. Area is one of the biggest factors potential buyers look for when purchasing a home — but since square footage values are often estimated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the home as well as the number of interested buyers. The only sure method of using a precise GLA when listing your home is to refer to a recent appraisal or measurement service carried out by a certified appraiser (after any renovation that might have affected square footage).

Material for agents

To make sure that your client's home closes at a price that appropriately reflects true market value, we advise requesting a home measurement of the property. Clients, and potential buyers, will be grateful for your attentiveness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool to entice potential buyers because they can view the layout and attributes of the property before and after a tour.
